Factors for Growth in the Past

Anna Nagar is known to be a vast residential colony that was expanding at an alarming rate in the past. In order to ease the stress on the locality, Anna Nagar West and Anna Nagar East were created by the local State authorities.

Development picked up quickly in Anna Nagar West and, as a result, more people were attracted to this locality. Developers sensed this and multiple infrastructure and real estate projects were planned thereafter, adding to the overall development of the area, and leading to a further increment of real estate value.

Commercial Market

There are a number of office spaces available for sale and rent in Anna Nagar West. The cost varies approximately between Rs 2 – 5 crore, depending on the size of the property and facilities available.

Major Challenges

As Anna Nagar West developed in a more recent time frame in comparison with other age-old localities of Chennai, urbanisation and modernisation were by-products of the development efforts. This, however, has put a strain on the existing infrastructure facilities. The residents have complaints about how traffic congestion is caused because of illegal parking activities and open drains. There is also a dearth of water supply.

A challenge directed at this locality in particular, is the problem caused due to the incomplete construction of the Thirumangalam Flyover. This project gave way to many environmental hazards such as pollution and land degradation. As a result, the locality has become dusty. What’s worse is that the road is never swept, even though construction is in progress.

Factors for Growth in the Future

Plenty of land in Anna Nagar West is set aside for the construction of the metro rail project. This project is expected to do wonder in terms of connectivity, which in turn will spark fresh investments, both in the commercial and residential realty markets. What’s more is that Anna Nagar West will enjoy a unique underground transportation system, linking it to various other localities of Chennai in no time. This is expected to be completed by the financial year 2014 to 2015.
